Hamilton County housing inventory increases, average Noblesville home price falls

In March, the residential real estate markets in Noblesville and Hamilton County were strong. Inventory increased throughout the county; however, in Noblesville, the average home sale price decreased.

In Noblesville:

  • The average home sale price decreased 7.7 percent to $411,152.
  • The average price per square foot for a Noblesville home decreased, down 5.6 percent to $152.65.
  • Homes spent 65 percent, or 13 days, longer on the market compared to this time last year.
  • Closed home sales decreased 3.6 percent compared to this time last year.

In Hamilton County:

  • Homes sold 15.6 percent, or seven days, faster than this time last year.
  • Available housing inventory increased 40.4 percent compared to March 2023.
  • The average home sale price increased 1.9 percent to $487,862.
  • Pended home sales decreased, down 5.4 percent compared to this time last year.

“The residential real estate market continues to strengthen as we move into the second quarter of 2024,” F.C. Tucker Company President Jim Litten said. “Inventory continues to increase across central Indiana, which offers prospective buyers a wide selection of homes from which to choose. We are also seeing homes leave the market more quickly compared to last year, which is what we would anticipate seeing this time of year.”
