Local housing market continues to see increases in inventory, prices & sales

As the Hamilton County housing market reached the midyear point, it saw an increase in home sales and growing inventory. The median home sale price increased to the highest year-to-date median home sale price in the region, mirroring central Indiana’s record home prices.

Specifically, the Noblesville housing market continued its strong momentum in June, as the first half of 2026 came to a close, with rising home sales, increased activity and selling faster than this time last year.

The residential real estate market in Noblesville and Hamilton County experienced the following in June 2026:

Noblesville

  • Closed home sales increased 35.4 percent compared to June 2025, with 34 additional homes leaving the market.
  • The median home sale price was $420,500, increasing by 6.1 percent compared to this time last year. The median price per square foot increased 7.1 percent to $180, compared to this time last year.
  • Noblesville homes sold in seven days in June, four days faster than this time last year.

Hamilton County

  • Pended home sales increased 2.5 percent year-over-year.
  • Available housing inventory increased 6.4 percent.
  • The median home sale price was $474,900 – a 3.6 percent increase and the highest year-to-date median home sale price in the region.
  • Homes in Hamilton County spent one more day on the market than this time last year, selling in nine days.
