The central Indiana housing market offered buyers more choices in August as available inventory increased 17.8 percent from a year ago, while home prices remained relatively steady and pending home sales moderated, according to F.C. Tucker Company, part of the Howard Hanna family of companies.
The residential real estate market in Noblesville and Hamilton County experienced the following in August 2026:
Noblesville
- Closed home sales increased 24.7 percent compared to August 2025.
- The median home sale price increased 19.7 percent to $454,950, compared to this time last year. The median price per square foot for a Noblesville home decreased 3.3 percent to $175.
- Homes sold in 14 days on average, selling nine days faster than this time last year.
Hamilton County
- Available housing inventory increased by 8.4 percent.
- Pended home sales increased 2.8 percent year-over-year.
- The median home sale price was $475,000, a 4.1 percent increase compared to this time last year – the highest year-to-date median home sale price in the region.
- Homes in Hamilton County spent one more day on the market than this time last year for a total of 10 days.
