Common Council to discuss proposal at next Tuesday’s meeting
Noblesville Mayor Chris Jensen on Wednesday announced a partnership between Secure Holdings, LLC and Old Town Companies, LLC to create a $72 million mixed-use development on the western gateway of Noblesville.
City officials say Midland Pointe is part of the city’s overall effort to enhance its gateways and tie quality of place to economic and workforce growth. The development is proposed at the southeast corner of State Road 32 and Hazel Dell Parkway.
The proposal includes 40,000 square feet of high-quality commercial/retail space that will leverage the visibility and proximity to State Road 32 and the Midland Trace Trail. The plan includes a variety of commercial uses including a Crew Car Wash, fuel station, bank, and in-line retail. A restaurant with outdoor dining is suggested at the eastern edge for access to the Midland Trace Trail. The southern portion of the development along the Midland Trace Trail will include stacked flats and townhomes.
“The 34-acre, mixed-use Midland Pointe development will catalyze development at the intersection of two major roadways on the western side of the city and along the Midland Trace Trail. Midland Pointe brings immediate density and energy, connecting the trail to an eclectic mix of commercial, residential and green space,” Jensen said. “Midland Pointe also achieves the desired outcomes of the 2020 Noblesville Comprehensive Plan by creating mixed development nodes that offer convenient shopping and dining, and enhance multi-use transportation options, including pedestrian connectivity to the nearby trail system.”
Midland Pointe will provide a trail spur available for public use off the Midland Trace Trail, marked by a trail head and augmented by several art pieces along the length of the development. The Midland Pointe spur will include an event lawn space, a pond overlook and lead to “The Grove,” a central park-like amenity intended to serve as an amenity to the residents and engage the Midland Trace Trail with the commercial options proposed with the development.
“We view Midland Pointe as a dynamic, place-making addition to the west side of Noblesville. It’s the perfect place to showcase the best that Hamilton County and Noblesville have to offer,” Secure Holdings President Jim Adams said. “We have an exciting partnership with Old Town Companies and together we have the opportunity to transform a dynamic intersection in Noblesville. We are excited to engage with local retailers and unique restaurants and connect them with current and new residents on the west side along the Midland Trace Trail.”
“The City of Noblesville continues to experience vibrant growth and Old Town Companies is proud to play a small role in that success by creating walkable, resident-focused communities built with our focus on ‘Outstanding Locations, Timeless Designs’,” Old Town Companies CEO Justin Moffett said. “The combination of residential and commercial uses, along with greenspaces and trail connectivity, bring a synergy to the community that will certainly improve the quality of life for our residents, and hopefully will serve as a benefit to our neighbors. Our team is privileged to be invited to co-develop Midland Pointe with Jim Adams and Secure Holdings.”
The proposal will be presented to the Noblesville Common Council at its May 24 meeting. If approved, construction is anticipated to start later this year.
As part of this project, will the Midlands Trace Trail be extended east, from its current terminus at Hague Road, across the White River into Noblesville? To make this project more viable the trail needs to fully connected between Noblesville and Westfield.
