Carmel-based Lauth Group, Inc. has begun site work on the 1st On Main mixed-use development project. Located on the former PNC Bank branch/Lot One site at Main Street and Range Line Road, the project will feature:
- 310-space parking garage with public access
- Four-story, 73,000 square-foot Class A office building with first floor restaurant space and a private rooftop terrace
- Eight luxury condominiums ranging in size from 3,000 to 3,340 square feet
- 35 luxury apartment units
- A community gathering plaza featuring the City’s Rotary Clock
- Activated gathering areas within the site
“1st On Main will fulfill demand for Carmel office space in this area and provide residents with access to for sale/for rent housing in the heart of Carmel’s Arts and Design District,” said Michael Garvey, Lauth’s Chief Investment Officer and Partner, who leads Lauth’s project development team. “The community gathering plaza will be home to the historic Rotary Clock and will create an inviting destination space. Plans also call for a restaurant with outdoor seating overlooking the plaza. Each building within the development incorporates outdoor activation features including planters, benches, outdoor furniture, patios, festive lighting, and balconies. We envision this being a hub of activity for the residents of Carmel and the many visitors who take part in the variety of events hosted each year.”
Lauth has worked closely with The City of Carmel’s Redevelopment Commission to create a transformational project for this landmark site. The project received approval from the Carmel Redevelopment Commission’s Architectural Review Committee this month. Early interest in all facets of the project has been very strong.
“The Main Street we now have in Carmel is the result of the successful public-private partnerships we have had for years,” Carmel Mayor Jim Brainard said. “These partnerships, where government and the private sector work together, have been the most important tool we’ve used to redevelop the Arts & Design District. The Carmel Redevelopment Commission’s partnership with Lauth to convert a parking lot and some older buildings on one of our main corners of the city into a beautiful, landmark project compete with headquarters jobs, plenty of public parking, and for-sale and for-lease residential units will have a transformational effect on the District.”
John Vandenbark, CBRE, will represent Lauth’s leasing efforts for the office building. PNC Bank will return to the location with an onsite 24-hour ATM located inside the office building lobby. Preleasing activity for the office space has been very strong with several future tenants expressing interest in the location.

Lauth is working with Carmel-based Studio M to design the exterior façade and floorplans for the project’s housing components. The site plan shows the location of the condominiums and apartments as they wrap around the development along Range Line Road and 1st Street NE.
1st On Main will be built in phases beginning with the parking garage, followed by the multifamily housing and office building, then finishing with the condominiums. With site and utility work scheduled through the end of the year, foundation work will get underway in early 2022. The full project is slated for completion by late summer 2023. Lauth will announce an official groundbreaking event in the spring.
