M/I Homes Development in Cicero

On March 8th, 2017 there was public hearing on the M/I Homes Development called Tamarack on the Southeast corner of Tollgate and 236th Street. There are 4 areas of discussion Area A is identified in Blue, Area B is identified in Yellow, and Area C is identified in Pink.

There is another area at the north corners of the development. You will see what looks like green space in two areas at the top of the development on the corner of Tollgate and 236th and the top right corner of the development. Those two areas are proposed Commercial use.

This is a 250-unit development.

Area A, in blue, is single family/ empty nester or duplex type housing. Area A is broken up into 2 sections A1 would be 32-48 units and A2 would be 40-60 units.

The house sizes will range from 1400SF to 2200SF depending on the floor plan and options chosen. There is the option of a bonus room and some 3-car garages. The lifestyle area will have an HOA offered lawn and snow removal package. In addition, the duplex units would also include some exterior maintenance.

The duplex homes will range in value from $225,000 to $250,000. The lifestyle single-family detached homes will range in value from $240,000 to $280,000.

Area B, in yellow, would consist of about 107 lots. The square footage would be 1600SF to 2200SF for a single story home, and 1800SF to 3800SF for a two-story home. There are options for a basement and/or 3rd car garage. The single-family homes in Area B will range in value from $260,000 to $320,000.

Area C, in pink, would consist of about 61 lots. These lots would provide the option for side loaded garages.  The homes square footage would be 1900SF to 2300SF for single-story homes and 2200SF to 3800SF for two-story homes. The homes in Area C will range in value from $300,000 to $350,000.

During the public hearing there were a couple concerns. A number of those that spoke at the public hearing had an issue with drainage. The other issue was the two commercial development locations.

The next plan commission meeting is scheduled for April 12th, 2017 at Cicero Town Hall.
