More homes selling faster & at higher prices in Hamilton County

According to F.C. Tucker Company’s April real estate stats, Noblesville and Hamilton County both saw home sales increasing and homes selling more quickly than this time last year. Inventory also increased, while average prices continued to creep upward.

In Noblesville in April:

  • Closed home sales increased 10.6 percent, with nine more homes closing than this time last year.
  • Homes in Noblesville sold more quickly than this time last year, leaving the market five days, or 15.2 percent, faster.
  • The average sale price for a Noblesville home decreased 11 percent to $434,554.
  • The average price per square foot decreased 5.7 percent to $166.47.

In Hamilton County in April:

  • Pended home sales increased 3.9 percent compared to this time last year.
  • Homes sold four days, or 9.8 percent, faster than this time last year.
  • Available housing inventory increased 29.6 percent compared to April 2023.
  • The average home sale price increased 3.2 percent to $501,377.

Tucker Company President Jim Litten said. “As summer approaches, we’re also continuing to see available inventory increasing, providing a greater selection of homes for buyers to choose from.”
